Terracotta cleaning & sealing
Terracotta tiles originated in Saltillo, Mexico many centuries ago. Saltillo terracotta tiles have since been copied all over the world. In many countries, the manufacturing process begins by shovelling clay from the banks of a river into rudimentary moulds, and then baked in a wood fired kiln. Others have modern manufacturing plants with high quality products.
Saltillo tiles can have a porosity of over 40%, other manufacturing processes can reduce this to under 5%.
At Best Marble & Tile Care, we understand the differences in the tiles and their varying porosity’s, and the subsequent varying treatments needed. We supply cleaners and sealers to a network of Tile Stores and provide technical support to stores and end users.
Upon inspection of the tiles, we can offer our recommendations and costs to perform the required services.

At Best Marble & Tile Care, our process involves
- Testing the coatings on the floor to determine which sealer has been applied previously. (Not all sealers are compatible. Some coatings may need to be stripped completely before commencing any works. We will advise our recommendations upon inspection)
- Restoring the floor to its original condition by using the "Restoration" method: by scrubbing and/or turbo cleaning to remove deep soils, rinsing, vacuum dry, turbo dry as necessary, test for moisture.
- Applying 3-5 coats of the appropriate sealer. The topical coatings applied will enhance the colours of the natural stone, help prevent staining and make for easier maintenance.
- In some circumstances a penetrating sealer may be applied, which will leave the stone in its natural state.
